Is airtightness safe?

Absolutely safe. Airtightness is paired with mechanical ventilation with energy recovery (MVHR). This provides a constant supply of fresh, filtered air — far superior to relying on random leaks in walls. You get cleaner air, better temperature control, and improved health outcomes.

How long is the consent process?

We handle the entire process. Minor dwellings: 4–6 weeks. Custom homes: 8–12 weeks depending on complexity and council workload. We have established relationships with key councils across the North Island.

What happens if the power goes out?

The home retains temperature for much longer than a standard build due to superior insulation and thermal mass. You can also open windows for natural ventilation if needed — the airtight construction doesn't prevent this.

How does cost compare to a standard build?

Research by Aurecon and Kwanto found the cost of building to Homestar 6 compared to the latest Building Code is between 0–1.5%. For Homestar 10 like we build, upfront costs are approximately 5–10% more than minimum-code. However, based on a $500k build, a DEVPRO™ home saves over $340,000 across 30 years through lower mortgage rates, a 90% reduction in energy costs, and a 9% resale premium. Homestar is administered by the NZ Green Building Council, of which Devlin Property is a member.

Can I visit a completed home?

Yes! We can arrange tours of completed projects with owner permission. Book via the contact form below.

Do you build outside Auckland?

Primary service area: Auckland, Waikato, Northland. We also deliver projects nationwide through certified partners, including regions like Queenstown.

Is this "Passive House" building?

Our system aligns with Passive House principles and can achieve those standards. We build to Homestar (the NZ context) standards but can pursue formal Passive House certification if required.

What if I have an existing design?

We can work with your architect's design and optimise it for performance. We'll collaborate to ensure it meets our airtightness and thermal standards while respecting your vision.

Why not just build to code?

The New Zealand Building Code is widely acknowledged as woefully inadequate. It's the legal minimum, not designed for durability long-term health, comfort, or energy performance. At least 1 million of New Zealand's 1.6 million existing and newly built homes are poor performers — cold, damp, and difficult to heat.

What maintenance does the MVHR system need?

Filter changes every 6–12 months (simple DIY task, similar to replacing an LED bulb). Annual professional service recommended and required to maintain warranty. We provide full training and documentation at handover.

Can I make changes during the build?

Minor changes: yes, within reason. Major variations may affect price and timeline. Our factory-manufactured system locks in design early, which actually reduces costly on-site variations.

Do you offer finance assistance?

We work with mortgage brokers who understand high-performance builds. Banks increasingly recognize the lower risk and higher value of Homestar 10 homes. Some banks offer Green Loans with lower interest rates.

What's your warranty structure?

We provide the standard 10-year Master Builders warranty, along with an additional 15-year structural warranty, subject to the installation of specified systems (including ERV) and adherence to the required maintenance programme.Our performance guarantee, covering airtightness and thermal performance, is provided separately. Manufacturer warranties also apply to MVHR systems and associated components.

Can you renovate/retrofit an existing home?

Partial retrofits are challenging to certify to our standards. We focus on new builds where we can control the entire building envelope. For major renovations, we may consider on a case-by-case basis.

What if council rejects the consent?

Rare with our pre-validated systems and established council relationships. If it occurs, we handle all amendments at no extra cost. This is covered in our fixed-price agreement.

Our warranty covers all DEVPRO™ panels — the innovative system that replaces traditional timber framing, rigid air barriers, soft insulation, and plasterboard used in standard code builds. Every DEVPRO™ build includes an Energy Recovery Ventilation (ERV) system as standard. To maintain your warranty, the ERV must be serviced by Devlin Property or an authorised representative.
